The Forsyth County Board of Commissioners adopted the Tobaccoville Area Plan Update in March 2013. The plan, developed by the Tobaccoville Village Council and the City-County Planning Board with citizen input from several public meetings, reflects changes in the community over the past ten years and will guide development for the next ten years.

The Tobaccoville Planning Area [pdf/235kb/1p] encompasses approximately 17,998 acres. The planning area is bounded on the north by the Forsyth County boundary, on the east by US 52/I-74/I -74, on the south by the Reynolda Road and Western Section of the Northern Beltway, and on the west by the Forsyth County boundary/Yadkin River. The planning area includes the Village of Tobaccoville and surrounding area located in Forsyth County.

Plan Recommendation Highlights

The following recommendations are among those included in the Tobaccoville Area Plan, beginning on page 17:

  • Encourage large-lot residential development and agriculture in the western portion of the planning area where sewer is not available.
  • Promote low-density residential development in the eastern part of the planning area where sewer is available.
  • New nonresidential development and more intense residential development should be focused at the Moore Road industrial area, Shore Road industrial area, Reynolda Road/Tobaccoville Road Activity Center, and the Tobaccoville Village Center.
  • Continue developing the Tobaccoville Village Center as the community’s focal point.
  • Concentrate commercial development at designated areas and not in the form of strip development along major roads.
  • Upgrade US 52/I-74 to interstate standards.
  • Ensure that attractive landscaping is integrated into the design of new roads or the improvement of existing roads.
  • Integrate new developments with existing neighborhoods through careful planning, site design, and architecture.
  • Consider expanding the existing Tobaccoville Village Park.
  • Establish one or two new neighborhood parks in the southern part of the planning area.
  • Protect significant natural features, vegetation, historic resources, and open space when developing sites.
  • Recognize buildings, events, or areas of historical, cultural, or architectural significance with signage, markers, or plaques.
